How the structure works
You form a para-hotel SARL that will operate your Belles Rives villa as short-term tourist accommodation (APE code 55.20Z). In parallel, INTERINVEST raises equity from metropolitan tax investors (income tax liability > €50,000) who contribute equity into an SPV (Special Purpose Vehicle incorporated as an SAS). This SPV acquires and builds the villa under a Construction Promotion Contract. The equity contributions from tax investors — paid at completion of the foundations — directly reduce your villa acquisition cost: this is the Girardin leverage effect. The SPV leases the villa to your SARL under a finance lease for 5 years, then you buy back the SPV shares for a symbolic €1. A minimum 7-year effective para-hotel operating commitment is required (hotel sector, article 199 undecies B).
Operational buyer
You benefit from a reduction in your villa acquisition cost, funded by tax investors' equity contributions to the SPV. A direct economic benefit on the cost price — not a tax reduction.
Girardin contributor
The metropolitan tax investor (income tax liability > €50K) contributes equity to the SPV via INTERINVEST. In return, they benefit from an income tax reduction equivalent to 45.30% of the eligible base. Automatic exit from the SPV after 5 years for a symbolic €1.
